How much home loan can you get on your salary in 2026?
18 September 2026, 6 min read

Banks do not look at your salary alone. They look at how much of your monthly income is already going out as EMIs, and how much is left for a new one. That ratio is called FOIR, the fixed obligations to income ratio.
The 50% rule of thumb
Most lenders keep your total EMIs, including the new home loan, under 50 to 60% of your take-home pay. If you earn ₹2 lakh a month and already pay ₹20,000 for a car, a bank will usually allow a home loan EMI of ₹80,000 to ₹1 lakh.
What that EMI buys
- ₹80,000 a month over 20 years at 8.5% ≈ ₹92 lakh loan
- ₹1 lakh a month over 20 years at 8.5% ≈ ₹1.15 Cr loan
- ₹1.5 lakh a month over 25 years at 8.5% ≈ ₹1.86 Cr loan
Down payment and costs
Banks finance up to 75 to 80% of the agreement value for homes above ₹75 lakh. Budget separately for stamp duty (6 to 7% in Pune), registration and GST on under-construction homes.
